Success can change the way people make decisions. For some, it brings the confidence to take bigger risks. For others, the comfort of knowing they’ve already made it.
For Rayne Chua, reaching the top 1% of Singapore’s real estate industry hasn’t given her a reason to take her foot off the pedal. She’s still on the ground closing deals, building her team and carefully managing the commission she earns.
It’s a mindset that goes back to her years as an educator, when leaving a stable career for an uncertain future in real estate wasn’t a decision she could take lightly.
Taking Risks Without Being Reckless
Before real estate, Rayne spent 16 years as an educator with the Ministry of Education (MOE).
Although she’d considered switching careers for years, leaving the security of a monthly paycheque wasn’t easy. Looking back, she sometimes wonders whether she should have taken the leap sooner.
Experience, however, has changed how she makes decisions.
“Quick decisions don’t mean impulsive ones.”
Today, Rayne considers three things before making a major move: Will it help her grow? Will the experience be worthwhile even if it fails? What risks could it pose to others?
These questions have guided her through business ventures and setbacks, including recent transitions that required her to rebuild parts of her business and team. In the episode, she reflects on those experiences.
For Rayne, taking risks is necessary for growth. What matters is understanding the consequences and being willing to learn, regardless of the outcome.
Why She’s Still on the Ground Closing Deals
With approximately $1.5 billion in transacted property sales and a team to lead, one might expect Rayne to have shifted her focus entirely towards management.
But that’s not how she leads.
“I’m very much still actively doing sales on the ground.”
In fact, most of her commission continues to come from her personal sales.
Beyond closing deals, Rayne is equally committed to building systems, developing her agents and creating an environment where they can grow and succeed.
Balancing these responsibilities comes with sacrifices, yet she continues to lead by example, demonstrating the same work ethic and consistency she encourages in her team.
For Rayne, leadership isn’t just about guiding others towards success. It’s about showing them what’s possible by continuing to set the standard herself.
Consistency Is What Keeps the Business Growing
Throughout Rayne’s journey, consistency has been a recurring theme.
Whether generating leads, building a personal brand or managing finances, she believes sustained effort matters more than occasional bursts of activity.
She puts that philosophy into practice by reinvesting more than 20% of her earnings into her business, including marketing, lead generation, and team development.
The same discipline extends to her personal finances, where she saves at least 50% of her income, including allocations towards property and investments, while consistently investing in ETFs and stocks.
It’s a mindset she also instils in her agents, encouraging them to use their commissions purposefully to grow their businesses.
Rayne believes that accessing earned commissions earlier through LytePay can help agents bring forward business investments instead of waiting for their commissions to arrive.
“With this provision that LytePay is providing, it allows business people like us to reinvest in an earlier timeframe, and that really helps to shorten the journey to success.”
For Rayne, consistency isn’t just about putting in the work. It’s about making thoughtful decisions and following through with them.
Beyond the Commission
Despite her achievements, Rayne doesn’t consider herself financially free just yet.
“Financial freedom for me is, one day I can stop chasing sales and really contribute [...] without having to worry about my own sales.”
Perhaps that’s what defines Rayne’s approach to success. Experience has made her more confident in taking risks, but never careless. Nor has reaching the top changed her commitment to the habits that brought her there.
For aspiring agents, her advice is equally grounded:
“You don’t need to be perfect before you start.”
Because for Rayne, progress isn’t about waiting until every decision feels certain. It’s about taking action, learning along the way and having the discipline to keep going.
